STEP 6: Let the transformation begin

Armed with a detailed project plan, line-ups of experienced and certified trades and quality products which will be installed in your home – the first swing of the hammer begins. Depending on the type of renovation you are completing, the construction work is executed as follows:

Demolition: Prior to demolition, we will review items to be removed from your home with both yourself and our demolition crew. This may include reviewing what can be reused by either yourself or others in order to reduce waste (this may include reuse of old kitchen cabinets in either your garage or laundry area).
With demolition plans in hand, our demo crews will start removing the flooring, millwork, old cabinets, drywall and framing as required. Our plumbers and electricians work closely with the demolition crew to remove wiring and pipe which will be replaced or moved in the reconstruction phase. We pride ourselves in our swift and tidy demolitions – once everything is removed, the site is thoroughly cleaned and ready for reconstruction. In the event that any “surprises” (such as mould or unexpected wiring) are found during demolition, we will review and remediate immediately. Navona utilizes disposal services which recycle most of the debris removed from your home — this reduces landfill waste and put the debris into other forms of use. Timing for this is based on the extent of your renovation; anywhere from a few hours to one week.

Framing: If framing is required on your project, it begins immediately after demolition. Framing may be minor, such as the addition of a wall or two or quite extensive such as in an addition or construction of a new beam in a newly opened area. Traditionally, any new windows, doors, tubs or shower are either replaced or installed at this time. Once framing is completed, municipal inspections are performed (if required) to ensure conformity to code. Timing for this is based on the extent of your renovation; anywhere from a few hours to one week.

Services: Once your renovation area is a clean canvas, the services (if any) are roughed-in. This includes new or modified electrical, plumbing and HVAC (Heating, Ventilation and Air Conditioning).  Your construction manager will meet with these individual trades to verify measurements and locations of the services. Once service rough-ins are completed, a full site clean is completed and municipal inspections are performed to ensure conformity to code. Timing for this is based on the extent of your renovation; anywhere from a few hours to a couple of weeks.

Insulation, Drywall & Texture: Generally, any exterior wall(s) which are opened up will have new insulation installed; the exception is if relatively new insulation was removed during demo, in which case it would be replaced. During the planning phase, you will provide us with instruction on either replacing insulation to standard levels or if there will be any upgrade to the insulation value you would like to have. Prior to drywall installation, we inspect the vapour seal to ensure there are no breaches or air leaks.
The drywall installation really starts to transform your new space. Immediately after installation, taping, ceiling texture and sanding is underway. After drywall, a full site clean is performed. Timing for this is based on the extent of your renovation; due to the drying times of drywall mud, this step would be performed between a few days to up to three weeks.

Finishing: With drywall completed, it’s time to install your finishing selections! This includes doors and millwork, cabinetry and flooring. Prior to the installation of certain flooring, painting is completed during this phase. Electrical, plumbing and HVAC finals are also completed at this time. On final completion of installation of cabinet and door hardware, any carpeting is installed and final paint touch-ups are completed. During the end of the finishing stage, final municipal inspection are call in and any permits closed.

Final Clean: Once we have completed your renovation we have our team of professional cleaners come in and have your space spic-and-span and ready for you to move back into. As standard process we also replace your furnace filter and, if required, have your ducts cleaned.

No renovator can guarantee that a project will be seamless and that there may not be hiccups and bumps along the way (this is the very nature of renovations). However, Navona will guarantee that should any problems of issues arise, you will be consulted and informed on progress and issues throughout the renovation process.
